Know your costs; know your financial profile. What do you look like on paper? Know your financial limitations. Don't use all of your cash to purchase a home. Everyone needs to keep cash in the bank at all times during their lifetime. Excess cash makes lenders feel good about loaning you money. Have a savings account. Don't overspend monthly - don't ever! Never overbuy when purchasing a home. Stay practical and reasonable.
